For home seekers

Four categories, indexed the way each one actually works

A student room and a tokenized investment share are not the same purchase, so NestHunt does not present them the same way. Each category leads with the information that decides it: travel time, eligibility, valuation or yield.

Bronze and above

Student housing

Term-aligned rooms and studios within reach of campus.

Stock filtered by institution, travel time and term dates, with guarantor requirements and bill inclusions stated on the card rather than buried in a contract. Deposits run through escrow so the money is protected before you move a single box.

  • Travel time to campus, not distance in a straight line
  • Term-length and 12-month tenancies separated clearly
  • Bills, internet and contents cover flagged on the listing
  • Guarantor and upfront-rent requirements stated in advance
  • Deposit held in escrow and released against a signed inventory

Typical of this category

  • Purpose-built studio near campus

    Region
    Western Europe
    Format
    Term or 12-month tenancy

Illustrative of the category rather than live listings. Real inventory, with valuations, verification status and availability, opens behind a membership.

Bronze and above

Affordable housing

Income-linked and shared-ownership routes, eligibility first.

Programmes vary sharply between jurisdictions, so NestHunt shows the eligibility rules before the photographs. Where a scheme caps income, restricts resale or requires local connection, that appears on the card. Savings vaults can be pointed at a specific scheme deposit.

  • Eligibility criteria shown before the gallery
  • Shared ownership, income-capped and subsidised routes labelled
  • Resale restrictions and staircasing terms explained plainly
  • Total monthly cost modelled, including service charges
  • Savings vault targets aligned to the scheme deposit

Typical of this category

  • Shared-ownership two-bedroom flat

    Region
    United Kingdom
    Format
    Income-capped scheme

Illustrative of the category rather than live listings. Real inventory, with valuations, verification status and availability, opens behind a membership.

Properties for sale

Resale and new-build stock with a valuation attached.

Every sale listing carries a valuation range, the comparables behind it and a negotiation range showing where similar homes actually closed. Reservation and deposit run through escrow, and Gold members can coordinate a loan transfer from the same screen.

  • Valuation range and confidence band on every listing
  • Comparable closings with date, distance and adjustment
  • Tenure, service charge and ground rent stated up front
  • Escrow-backed reservation with a defined cooling-off window
  • Loan transfer coordination from the same deal view

Typical of this category

  • Resale townhouse, established suburb

    Region
    North America
    Format
    Freehold resale
  • New-build apartment, phased completion

    Region
    European Union
    Format
    Off-plan with milestones

Illustrative of the category rather than live listings. Real inventory, with valuations, verification status and availability, opens behind a membership.

Silver and above

Investment properties

Whole-asset and fractional opportunities, modelled end to end.

Investment stock is presented with yield modelling, occupancy assumptions and a refurbishment case where one applies. Tokenized offerings sit alongside whole-asset purchases, with the structure, sponsor and fee stack published before subscription opens.

  • Gross and net yield modelled with the assumptions listed
  • Occupancy and void assumptions stated, not hidden in a footnote
  • Refurbishment uplift scenarios where a case exists
  • Tokenized offerings shown with structure, sponsor and fees
  • Exit paths and their restrictions described before you commit

Typical of this category

  • Tenanted apartment with rental history

    Region
    Southeast Asia
    Format
    Whole asset
  • Tokenized share in a residential block

    Region
    Gulf region
    Format
    Fractional allocation

Illustrative of the category rather than live listings. Real inventory, with valuations, verification status and availability, opens behind a membership.

The listing standard

What every listing carries, whichever category it sits in

A category changes what leads the card. It does not change the floor. These five things are present on everything NestHunt indexes.

  • A valuation range

Not a single flattering figure. A range with a confidence band and the comparables behind it.

  • Verification status

Who listed it, when it was verified and what was checked. Unverified stock is labelled, not hidden.

  • Total cost of occupation

Rent or price plus service charges, ground rent, bills and anything else that lands monthly.

  • Provenance history

Listing and price history, so a property that has been relisted three times cannot present as new.

  • An escrow route

Every listing has a defined deposit and reservation path through a smart contract at Gold and above.

  • A named partner

The verified firm responsible for the listing, with their credentials attested on-chain.
